ZONING & BUILDING CODES.

ZONING DISTRICTS - CMC 18

Residential District (R)

Single-family dwelling, associated public and quasi-public uses; and two-family, multifamily, boarding houses, apartment houses, associated public and quasi-public uses.

 

Commercial District (C)

Retail activities, motels, hotels, etc.

 

Commercial/Industrial District (CI)

Retail activities, motels, hotels, service stations, etc.; and warehousing, fabricating, manufacturing, and wholesale sales.

BUILDING CODES - CMC 15.10

The Town has adopted the 2015 International Building Codes, including residential, mechanical, fire, and existing building codes; as well as any related Wahkiakum County Building & Planning Codes or requirements and the duct insulation requirements of Chapter 51-11 WAC (Washington State Energy Code), or where applicable, the Town's energy code as set forth in CMC 15.10.030.

DANGEROUS BUILDING CODES - CMC 15.15

There is adopted by the town that certain code known as the Uniform Code for the Abatement of Dangerous Buildings, the 1991 Edition thereof and the whole thereof, save and except such portions as are hereinafter deleted, modified or amended in this chapter.

CRITICAL AREAS VARIANCES - CMC 14.15

A minor variance is defined as: (i) Cases where hardship to existing buildings or platted property is created as a result of public action or change in ordinance standards. (ii) Structure or setback deviations which are characteristic of and common to neighboring uses and which do not exceed a 10 percent departure from any standard of the zoning ordinances as applied to a specific piece of property. (iii) A minor variance procedure shall not be applicable or include any proposals involving fencing, shorelines, wetland, or floodplain. (d) A “major” variance is defined as all variances which are not classified as “minor.”

BUILDING PERMITS.

The Town contracts with Wahkiakum County Building Department to provide inspections and plan evaluation for building permits. Refer to the Wahkiakum County Building & Planning Department's website to see if your project requires a permit. Applicants with projects in-town limits must complete a Town Master Planning Application and submit the required fees to the Town of Cathlamet.
